Upper Chesapeake Health Announces $50 Million Facility Expansion in Bel Air, Maryland

BEL AIR, Md. (September 25, 2007) — The two-story, 85,000 square foot penthouse offers tenants state-of-the-art, class A office space with unprecedented access to medical resources next door in the medical center and Ambulatory Care Center.

Upper Chesapeake Health (UCH), a non-profit healthcare organization in Harford County Maryland, continues to grow with a $50 million expansion underway on its medical campus in Bel Air, Md.

UCH recently leased an additional 31,000 square feet at the adjacent medical office building (MOB II). The new medical office pavilion is a $12 million facility located above the Upper Chesapeake Medical Center campus’ new $8 million four-story parking garage. It is scheduled for completion in 2008.

The two-story, 85,000 square foot penthouse offers tenants state-of-the-art, class A office space with unprecedented access to medical resources next door in the medical center and Ambulatory Care Center. Seven specialty outpatient services will operate in the UCH space including diabetes, infusion, cancer care, rehabilitation, anticoagulation and lipid management services and a one-stop-shop for blood drawing and lab testing.

The innovative office building, developed in partnership with Kinsley Construction and MacKenzie Commercial Real Estate Services, LLC, features a pedestrian bridge to the fourth story of the existing Ambulatory Care Center and will ultimately house up to 18 tenants specializing in a variety of sophisticated medical fields.

“Upper Chesapeake Health’s expansion on the Upper Chesapeake Medical Center Campus answers growing demand for more specialized services here in Harford County so residents can stay in their own community for healthcare,” said Lyle E. Sheldon, President/CEO of UCH. “The new services and physician specialties that will be housed in MOB II support projected growth in the county due to BRAC gains. Since Upper Chesapeake Medical Center opened its doors in 2000, the number of inpatient admissions has grown by 45 percent, outpatient visits have increased 161% and Emergency Department visits are up by 79 percent. “

Harford Gastroenterology Associates, PA, who leased 8,000 square feet in July, will join Upper Chesapeake Health in the high-tech office building, which is located at West MacPhail Road and Maryland Route 24.
