The Baltimore Development Corp. recently announced that it has, on behalf of the City of Baltimore, reissued a Request for Proposals (RFP) for 4500-04 Harford Road in the Lauraville Urban Renewal Area.
Located at the northwest corner of the Harford Road/Montebello Terrace intersection in the heart of Lauraville’s business district, the 25,000 square foot site is currently occupied by a 1,736 square foot, one-story building, which could be demolished or incorporated into a new development. Zoned B-3-1 and B-3-2, the property is surrounded by attractive neighborhoods and across the street from a Safeway supermarket.
The City of Baltimore has entered the property into the State of Maryland’s Voluntary Cleanup Program, and is investing over $7 million in streetscape improvements to Harford Road to enhance the business district.
In offering this site for redevelopment, BDC aims to:
Encourage a high quality, single or mixed-used development that enhances the Lauraville Business District;
Achieves a positive impact for the City including: quality jobs; increased tax revenues; community stabilization; opportunities for minority business enterprises (MBE) and women business enterprises (WBE); and contributes to the City’s long-term economic growth objectives;
Sell the property for a fee simple fair market price; and
Create a privately funded development with minimal public sector financial support.
The deadline for the submission of proposals, accompanied by a $300 non-refundable check, are due by noon on Monday, September 10, 2007. The RFP can be downloaded from BDC’s website at www.baltimoredevelopment.com.
